Home buying process in Spain:

 

    • You may start looking for a home yourself, or with a real estate agent.
    • Once you find the property you wish to purchase you have got    two options:

A) Please send us an email (info@mchsolicitors.com) with all the details, and please do not sign  any documents,  neither you pay any deposit until we tell you to do it after we do all the legal checkins ( 5 days ).

B) You, under your sole responsibility, may follow your Real Estate Agent advice and sign what they call “ reservation contract”, and you may pay by credit card to the Estate Agent up to a maximum of 3000€ as a deposit to remove the property from the market. Please send us an email with all the details.

  • We Will get ready a proper PURCHASE CONTRACT.
  • We make sure you buy : Freehold, no mortgages, no debts, no charges, no tenants and no occupants.
  • Legal advice.
  • Arranging the Spanish fiscal numbers (NIE).
  • Assuring you get the Energy certificate & the occupation certificate with the Architect, and any other relevant legal documents in your particular case.
  • Organization of the signing of the public Deed of Purchase.
  • Full legal representation by Power of Attorney (POA)
  • Taxes calculations and tax forms.
  • Setting up utility bills new contracts & direct debits for water and electricity.
  • Local rates (IBI SUMA) and Community ownership changings & direct debits.
