50% in Advance, the rest when signing the deed.

  • Dealing with your Estate agent.
  • Arranging the Energy certificate & the occupation certificate with the Architect.
  • Legal advice.
  • Contract of sale.
  • Deed of sale at the Notary Public
  • Full representation and management by Power of Attorney, in which case you would have to add 300€ + 63€ ( 21% VATax ) = 363€ to cover Notary Public expenses, translator and legal fees, all payable to MCH SOLICITORS by banking transfer. Should you wish to revoke the P.O.A. you may do it at any time by going to any Notary Public in the world and paying him about 80€. The P.O.A. save you time, troubles and money ( flight tickets, hotels, etc. )
  • Translator.
  • Full fiscal management paying all the taxes and getting you the 3% retention  refund in full if you are not making any profit with your sale.
  • Stoping utility direct debits.
  • Transferring all the funds to your country bank account.

 

As a seller you only have to pay:

 

» 1.076,90€ to MCH SOLICITORS + 363€ P.O.A. if wanted.

» Local tax on increased value of real estate,  called “Plusvalía”,  only if you are making a profit with your sale. The amount would depend on every single Town Hall.

» Gain tax if you are making a profit, tax rate  @ 19% (EU&EEE) or 24% (British) on the profit. The 3% retention is a guarantee for the Spanish Taxman to make sure that in case you would have to pay Gain tax on your sale the Taxman already have that 3% amount which might be, enough, or not, to cover your  gain tax amount.

» Bank charges for bank check payment + transferring the funds to your country bank account.
